The City of Gainesville has launched a new initiative offering neighbors free building plans to construct their own Accessory Dwelling Units (ADUs). In April 2025, a ground-breaking ceremony at a city-owned property marked the start of construction of two ADUs, one attached and one detached, on a single lot.
The new program is designed to increase the supply of affordable housing in Gainesville and offer property owners flexible living solutions for extended family or a source of rental income.
Homeowners who rent their ADUs affordably to low-income households may qualify for construction subsidies through the primary federal funding source, HOME-ARP. Those building to rent affordably can also apply for assistance through the city’s ConnectFree Program to offset the cost of connecting utilities. Eligible renters for these units may include veterans, neighbors who have experienced or are at risk of homelessness, and survivors of domestic violence or human trafficking.
The city’s Land Development Code permits the inclusion of ADUs in most residential zoning districts, promoting diverse and affordable housing choices virtually everywhere. The ADUs will fit seamlessly into existing neighborhoods, as each must comply with zoning standards, including size limitations, design compatibility with the primary residence and with current building codes. The available building plans include various configurations, such as studio, one-bedroom and two-bedroom units, including ADA-accessible options.
Gainesville plans to construct ADUs on five city-owned lots. Once completed, the units will be offered to qualifying renters as affordable housing. Increasing affordable housing opportunities and revitalizing neighborhoods by expanding housing options are priorities included in the City of Gainesville’s strategic plan.
